Clearance rates for Kolkata property auctions fell to 51 percent in June from 68 percent the previous month, according to records compiled by local auction houses.
The decline comes at a time when developers and banks are releasing more distressed and new-build stock onto the market, with buyers holding back amid rising interest rates and slower end-user demand. Auctions scheduled through the first week of July already show similar hesitation, with several lots in established pockets attracting fewer than four registered bidders each.
Salt Lake and Gariahat see sharpest fall-off
Properties along Salt Lake’s Block BJ and near Gariahat Road accounted for 22 of the 47 lots offered in June. Only nine of those cleared, compared with 15 out of 21 in May. The Kolkata Municipal Corporation’s own records show two commercial plots near the EM Bypass extension also failed to meet reserve prices last month, both listed above ₹9 crore. Local agents noted that footfall at the auction venue inside the Kolkata Town Hall dropped by roughly a third between the two months.
West Bengal Housing Board data released on 3 July listed 312 residential units across New Town and Jadavpur that went under the hammer in June. Clearance stood at 48 percent, down from 71 percent in May. Average accepted bids for two-bedroom flats in New Town Sector V settled at ₹68 lakh, a ₹4 lakh decline from the May average. One three-bedroom apartment in Jadavpur’s Raja S.C. Mullick Road area sold for ₹1.05 crore after three rounds of bidding.
Next steps for buyers and sellers
Prospective purchasers are advised to register early for the next scheduled sessions at the Town Hall on 18 and 25 July, where 19 lots from Alipore and Behala are listed. Sellers facing reserve prices above recent cleared levels may consider staged reductions of 5 to 8 percent before the August round to improve clearance chances. Market participants tracking the monthly clearance reports issued by the state housing board can adjust offers accordingly ahead of each auction date.
