KMDA Opens 120-Acre Land Applications in Rajarhat and Barasat

The Kolkata Metropolitan Development Authority released 120 acres of land on July 8 for residential and mixed-use projects in two eastern corridors.

Property demand has climbed sharply this year after the completion of the second phase of the East-West Metro corridor and widening works on the EM Bypass. Buyers who missed earlier auctions now face a narrow window before prices climb further in these corridors.

Plots lie along the Rajarhat New Town extension near the upcoming Eco Park metro station and on the northern fringe of Barasat along NH-35. The West Bengal Housing Board will handle allotment for the Barasat parcels while KMDA manages the Rajarhat sites.

Transaction volumes in the Kolkata Metropolitan Area rose 15 percent in the first half of 2026 compared with the same period last year, according to KMDA records. Base prices for the new parcels start at Rs 48 lakh per katha for residential plots and Rs 72 lakh per katha for commercial frontage.

Eligibility rules

Applicants must be Indian citizens above 21 years old with no prior allotment from any state housing authority in the last ten years. Individual buyers need an annual income between Rs 8 lakh and Rs 35 lakh; joint applications from families are capped at Rs 50 lakh combined income. Companies registered in West Bengal can apply but must show at least three years of audited accounts and a minimum turnover of Rs 5 crore.

Application steps

Forms are available only on the KMDA portal until 5 pm on September 15. Required documents include Aadhaar, PAN, income certificates for the past two years and a no-objection letter from the local municipality. A non-refundable processing fee of Rs 25,000 must be paid online. Successful applicants will receive provisional letters by October 31 and must pay 25 percent of the total within 30 days of allotment.

Interested parties should verify site boundaries on the ground before submitting forms, as KMDA will not entertain boundary disputes after the draw of lots scheduled for October 10 at its Salt Lake office.
