Property prices in core residential pockets have climbed steadily since the start of 2025, pushing many young buyers who earn under 8 lakh rupees annually to seek family backing for down payments. The trend coincides with the state government’s updated stamp duty concession that took effect on 1 April 2026 for properties valued below 60 lakh rupees.

Bank records show the average guarantor loan size approved in Kolkata during May 2026 stood at 18.4 lakh rupees, carrying an interest rate of 8.75 per cent for the primary borrower and 9.25 per cent if the guarantor’s income is also factored into repayment calculations. Default rates on such loans city-wide remained below 1.8 per cent last financial year, according to data released by the Kolkata chapter of the Indian Banks’ Association.
Pros and cons for Kolkata buyers
Guarantor loans allow buyers to bypass the standard 20 per cent down-payment rule when their own savings fall short, which helps families purchase near the buyer’s workplace in central locations such as Bhowanipore. The structure also lets parents use existing equity in an Alipore flat as security without selling the asset. On the downside, the guarantor remains jointly liable for the full term, which can restrict their own borrowing capacity for up to 20 years. Banks in Kolkata have rejected roughly one in five applications this year because the guarantor’s property carried an existing home loan or stood in a disputed inheritance case.
Who qualifies under current bank rules
Applicants must be Kolkata residents aged between 24 and 40 with at least two years of continuous employment or business registration with the Kolkata Municipal Corporation. The guarantor must own a residential or commercial property within the KMC limits valued at least 1.5 times the loan amount and must not have any non-performing assets flagged by the Credit Information Bureau in the past three years. Joint applications from siblings are accepted only if both parties and the guarantor reside in the same municipal ward. Prospective buyers can check eligibility at the Housing Board’s walk-in counter on EM Bypass before submitting formal paperwork.
